Today I want to talk about a term you might not have heard before: repetitive engagement. As a real estate agent, you need to be top of mind with your SOI and past clients. If you have lots of friends or past clients who don’t call you and buy a home or list with someone else, you may need to communicate with them more often and more effectively.
Fortunately, there are things you can do to prevent that. You could stay top of mind by checking in with past clients, writing hand-written notes, calling, texting, and more. Even if you do all that, they could still hire someone else, but there’s a better chance you’re at least in the discussion. That’s the reason behind repetitive engagement.
I work with a loan officer who is like the mayor of his town; he’s all over the place. I always say that “shy real estate agents have skinny kids”. You can’t be shy in this industry; you have to let people know what you do for a living, and repetitive engagement is just that.
I had four significant sales recently, two of which were with former CEOs. When I was selling their homes, I sent print mailers to all the homes around them. I also recently did some print marketing in a real estate publication. Not all my marketing is digital because sometimes there’s a higher perceived value to print marketing. However, there are some great digital marketing companies out there. Facebook, Instagram, TikTok, and YouTube are all great platforms to target.
You want to continue to bring value so that somebody might recognize you at the grocery store or at their kid’s ball game. You want to activate their reticular activator, which is the part of their brain that heightens awareness of certain things. It is why when you buy a new car, you might notice that same model everywhere on the road. Repetitive engagement helps you keep top of mind as an agent and engage people’s reticular activator.
Bottom line is, you need to communicate with your database and your social media channels often. Bring value.
