Have you ever had a client look at a home that you feel would be a great fit but they were not able to picture themselves living in that home? I’m sure you answered yes, that is because 90% of buyers and Realtors CAN NOT visualize. They can only see the home and each of the rooms as it currently is presented. A common mistake made by both the seller and their real estate agent is they don’t prioritize preparing the home for sale so that the majority of buyers can see the home in its best light.
Do you have “Before and After” pictures you can share with potential sellers? I know from experience that there are benefits to creating “Before and After” packets to help sellers understand the importance of neutralizing their home so that a larger pool of buyers can visualize themselves living in the home.
I’ve written a book called “Outside the Box” that shows a lot of “Before and After” case studies that I personally share with my sellers at the listing appointment. These are properties that I’ve turned from “messes to successes” because we educated the seller on why making their home appeal to a larger pool of buyers will help sell their home faster AND net them more money. This includes trading out the furniture and decorations they might like….with ones that are more neutral that will help buyers be able to mentally move in.
