As a listing agent, should you encourage your current sellers to keep their homes on the market during the “off season months” of the year? School has started, and the winter months and holidays are approaching. Potential sellers might reach out to you and ask whether they should put their homes up for sale now or wait till 2023 to sell. Here are a couple of things you can tell them to keep their home on the market or get them to consider selling now:

  1. You miss 100% of the shots you don’t take. Wayne Gretzky, the great one, famously said this. If you have a seller that is on the fence about putting their home up for sale this year (or keeping their home on the market), remember that nobody can predict the future. Home prices might be worse next year because of record inflation. If a buyer is looking for a home this fall, and the seller’s home isn’t on the market, they’ve missed out on that potential buyer.                                   
  2. Should you keep the home on the market? I say, “keep it on,” even with a limited number of buyers looking in those off-season months. These buyers tend to be more serious. Less demand just means that the seller has a higher probability of getting qualified showings and top dollar with great terms for their home.
