When representing a luxury seller, one of your responsibilities is making sure prospective buyers are financially qualified. My philosophy is simple: Trust, but verify.

The price point at which sellers request proof of funds or pre-approval varies by market. In my market, that conversation often starts around $1.5 million to $2 million. Set clear expectations with your seller early, communicate those requirements before scheduling showings, and apply them consistently.

If a buyer pushes back, ask them to consider the seller’s perspective: If you were opening your home to prospective buyers, wouldn’t you want to know they could afford it?

An impressive offer deserves the same attention. I’ve experienced a proposed full-price offer on an $8.5 million listing that initially sounded promising. Then came missed deadline after missed deadline. Without verification and follow-through, an offer provides little certainty.

Treat every prospect respectfully, but don’t let excitement replace due diligence. A buyer’s apparent wealth—or an attractive offer—is only part of the picture.

Verify financial readiness early to protect your seller’s time and keep expectations grounded.
