Win Before You List: How to Build Momentum Before Your Home Hits the Market

Most real estate agents focus their marketing efforts once a property is officially listed. The problem? By then, you've already missed an opportunity to generate excitement and attract potential buyers.

One of the most effective ways to stand out is through pre-listing marketing—what I call the "before unit." The goal is simple: create awareness and anticipation before the home ever goes live.

Start by documenting your success stories. Whether it's helping a buyer win in a multiple-offer situation or guiding a seller through strategic preparation, case studies help demonstrate your expertise. Consumers want proof that you can deliver results, and sharing real examples builds trust.

Next, create teaser content for your upcoming listings. This could be a simple social media post highlighting key features, a text message to your database, or a short video preview. If a property has 3,800 square feet, a six-car garage, or sits on over an acre of land, start talking about those features before launch day.

Finally, market the process. Share behind-the-scenes photos, teaser videos, and marketing materials as they're being created. This not only builds excitement around the property but also showcases the value you bring as a real estate professional.

The best agents don't wait until a listing goes live to start marketing. They build anticipation, create demand, and position themselves as the expert long before the sign goes in the yard.

Remember: if you can win before you list, you'll often win bigger when you do.
