This week, I want to share an important tip that can elevate your real estate game: thinking outside the box and documenting what you do differently.

Recently, I prepared to launch a stunning new property just outside of Chicago, listed at $5.2 million. Like always, I wanted to go beyond the basics to add value—not just for the homeowner, but also for how the property is perceived by potential buyers.

Why Documentation Matters

We had the home professionally staged (and they did a phenomenal job), but I didn’t stop there. I took the extra step of documenting the staging process—from the moving trucks arriving, to stagers placing furniture, to me personally tweaking the details.

Why? Because buyers, sellers, and even future clients need to see not just the finished product, but the behind-the-scenes effort that makes a home truly shine. It’s how you articulate your value and set yourself apart.

Think of it like Coors Light beer. Their water is from the Rocky Mountains, their process is meticulous—and they highlight that story. Miller Lite or Bud Light may use similar processes, but Coors Light articulates it better. In real estate, the same principle applies: you’ve got to be a great storyteller.

The Closet Example

One area where I went above and beyond was the primary walk-in closet. Stagers will often tidy things up, but I let my OCD kick in—I put items away, tucked things neatly, and even brought in high-end touches like Chanel boxes and designer shoes.

The result? A closet that wasn’t just clean, but staged to impress. When buyers walk through, these little details matter. They create an emotional reaction, a sense of luxury, and a memory that sticks.
