Hey everyone, Michael LaFido here! I wanted to dive into a topic that every real estate professional faces—navigating the emotional rollercoaster of heated negotiations. This past week, we’ve been representing a major property in the Chicagoland market, and let me tell you, emotions were running high. The buyers came through with quite the list—ten inspection items—during the attorney review period, and when the sellers took those seriously and started addressing them, three more (including a costly surprise) showed up. Needless to say, my seller was frustrated and felt like people were taking advantage of him.

This is the kind of situation where deals can fall apart fast. Sometimes, no matter how much you want to push forward, it’s best to just hit pause and give everyone a breather. That’s exactly what we did—let cooler heads prevail over the weekend, rather than forcing a tough conversation in the heat of the moment. On Monday, with fresh perspective, we were able to get back on track. Remember, understanding your clients’ “why”—their reason for selling—and keeping the bigger picture in mind can make all the difference. Negotiation isn't just about checking boxes or shaving costs, but helping both parties reach their goals in a positive way, even when things get tense.

On a different note, I’m in Miami right now at a phenomenal real estate conference, Rock the Market, soaking up insights from top economic minds and networking with some incredible people (I even connected with an author who literally wrote the book on reaching millionaires and billionaires!). These events are more than just learning—it’s about making valuable connections that help us all grow.

As we approach July and the halfway point of the year, let’s stay positive and focused. The best is yet to come!
