First off, let's address the big question: Should you sell your home now or wait a few months? I have some compelling data to share. There's a graph that illustrates the amount of inventory from pre-pandemic November 2019 to November 2024. Fascinatingly, Illinois sees 59% less inventory now compared to five years ago. Less inventory often means more demand, which is excellent news if you’re contemplating selling. States like Arizona, Tennessee, Florida, and Texas, on the other hand, have seen an increase in inventory—ranging from 15% to 20%. This has led to a decline in pricing in those areas. So, if you're in Illinois, don’t wait too long—consider listing your home now, but don't rush the process. Remember, you only have one chance to make a stellar first impression.

Next, let's talk about something intriguing—the impact of presidential elections on real estate. We’ve put together a graph tracing back to 1901, showing housing trends post-election. It turns out that in 81% of the cases, home prices and sales have gone up the year following an election. That’s 25 out of the last 31 elections! Lastly, I have to take a moment to express my gratitude. We had a phenomenal year with record sales, including the highest sales ever in Geneva, Wayne, and Winfield. Plus, we made significant sales in Wheaton and dealt with properties of all sizes—from spacious homes to charming townhouses and even vacant lots. Big or small, we handle them all.
