If you’re looking for a way to build a strong network and, at the same time, open more opportunities using other people’s listings, a strategy that you might want to consider is OPP. And no, I’m not talking about the hit rap song from the 90s, but an actual strategy, which stands for Open People’s Properties, or listings.

Today, I’m going to share with you seven ways to ethically attract more opportunities through OPP:

  1. Other Agents Broker Open Houses. Find open homes, caravans, or tours in an area you're interested in, and get permission to attend from the hosting agent ahead of time. Make sure you record the event with photos, videos, or live streaming so you can share it on social media or add it to your database. People will be able to watch you view some incredible houses, which may lead to some inquiries and connections with sellers and buyers.

  2. Host Public Open Houses at Other Agents' Listings. See if you can host open homes for agents from outside your brokerage or ask to host open houses for agents within your office. This is a great way to build relationships with other agents in your area and potentially attract buyers for properties.

  3. Prospect Neighbors Near Those Open Houses. You can take advantage of hosting an open house at the listing of another agent by reaching out to the neighbors of the property. Introduce yourself and ask them if they would be interested in selling a house in the area. Offer to bring an off-market buyer to make their experience easier.

  4. Generate Buyers From Other Listings. If, after developing rapport with a buyer, you discover that they aren’t finding anything they like on the market, you can still reach out to them and offer to show them other properties in the neighborhood. 

  5. Neighbors List With You. This is the seller counterpart of “I have a buyer.” Having established rapport with the seller, you might end up listing their property if the buyer decides that they don’t like the property. In turn, the seller might eventually allow you to market and list their house.

  6. Referrals From These New Relationships​​​​​. As you consistently attend and host open houses at high-end and unique properties for other agents and brokers, you’ll be able to create a database of potential buyers and sellers.

  7. Content For Your SOI and Social Media. The above 6 strategies will help you build up content for both your Sphere of Influence and Social Media Channels that you can use to attract new business.

Remember that OPP is using other agents' listings ethically and legally. The key to success with OPP is to consistently visit other agents’ and brokers' open houses in different areas you want to target. You can also ask to host open houses at their listings to attract more buyers and potential listings. Build rapport with other agents, buyers, and sellers to create a strong relationship that provides value to everyone you interact with.
