Today, I’m here to talk about a very important technique that many people overlook: thermal imaging. I was recently at a home inspection where the inspector was using a thermal imaging camera, and they found water damage that we wouldn’t have otherwise seen with the naked eye. 

Thermal imaging helps you detect water issues and protect your buyers and sellers. If your home inspector doesn’t do this, you can buy a camera and do it yourself. Thermal imaging cameras cost about $300 to $400, and some even come with adapters to connect to your iPhone. 

With this technique, your buyer can avoid potential issues. However, you can also help your seller sidestep problems by helping them get ahead of stuff like this before the buyer sees them as red flags.
