Why Create “Before and After” Case Study Books?

Why “Before and After” pictures can help you sell your listings for more money!

My team just listed this $2.5 million dollar home with some cosmetic blemishes that a buyer may consider deferred maintenance, so I thought this would be a great time to show you the “Before and After” of this process. 

If you check out the video above, you can see “Before and After” pictures of this property. The house was beautiful, but it had some minor cosmetic issues with the concrete roof and back patio. The roof and patio was in great condition but had some slight discoloration from trees and other debris throughout the years. 

These cosmetic problems don’t seem like a huge issue, but you have to remember what matters is your buyer’s perception. Many buyers, let alone buyers’ agents, have a hard time envisioning what the finished product might look like if they just did a little work. 

For example, some buyers might see the discolored concrete roof and think it needs a $100,000 new roof. In reality, cleaning both up only cost just under $3,400. That’s why providing “Before and After” case study packages for potential sellers is crucial when working preparing a home to go to market.
