The 5 Senses When Listing a Home

Be aware of how a house will affect the average buyer’s five senses.

When you represent a seller, it’s sometimes difficult to be honest and tell them their house is dirty or has an unpleasant smell, and they may need to consider a deep cleaning. But you always want to keep the five senses in mind when you go to market a home: eyesight, hearing, taste, touch, and smell.

If you need a scapegoat, blame market research. “Mr. Seller, I don’t have a problem with your dogs, but market research indicates that today’s buyers can be turned off by animal smells when they walk into a home.” Most buyers make a decision within the first 30 seconds of stepping into a house. If they smell dogs or ethnic food, or if they see dirt, they’ll likely walk away. Even taste buds are important because they will amplify and affect the other four senses. 

Here are some simple tips that you can do on a budget to camouflage sights, smells, and sounds in a house: Clean the house and tidy up. Light candles before showings. Have light music playing during showings. 

It is important you neutralize the 5 senses if you want your sellers to net more money when selling.
