In this week’s video, we’re going to be talking about reading the contract. When a home is under contract, you don’t want to make the assumption that your clients have read the contract, or fully understand their obligations. You need to remind them of what exactly the contract says.
I sold a home a couple years ago where all the appliances were staying, such as the refrigerator, the stove, the washer and dryer, were listed in the contact but on the final walkthrough, I got a call from the agent asking where all the appliances were. The sellers told me that they didn’t think they were included, so they had already sold them. Unfortunately for the sellers, they had to cut a check for the buyers to get all new appliances.
A simple reminder is all they needed, and you can’t assume the lawyer or title company will do that.
